Factoring Service

Clyde Valley Property Services provides a Factoring Service to approximately 2700 owner-occupiers living in our estates throughout North and South Lanarkshire.

Paying for the Maintenance of Common Areas/Repairs

As an owner-occupier you are responsible for the maintenance of your own home, however, you also have a shared responsibility for the maintenance of common areas within the estate you live in, and in some cases common repairs.

Everyone living within the estate has an interest in keeping the area a safe, pleasant and well-maintained environment in which to live. Every tenant, sharing owner and owner therefore has an obligation to contribute to the cost of the repair and maintenance of all common areas of the estate, which are jointly owned by the community.

Tenants living within the estate pay their share of the maintenance costs within their monthly rental charge.

Owners, in accordance with their Deed of Conditions (which is a legal document included in the Title Deeds which you signed when buying your house) are charged for their percentage share of any common works carried out within the estate where they live. The percentage owners pay is related to the number of properties within the estate. (for example, if there are 20 properties in an estate then each owner pays one twentieth of the total cost of the work as their percentage share).
